Ask for a signed copy of the lease and keep it somewhere you can find it.
Ask the landlord about what happens if one of you has to move out before your lease is up. Will the landlord try to charge you an early termination fee? Does your landlord allow subletting or assignment of your lease to a new roommate if you move out early?
